1 - GENERAL
France Appartements arranges temporary business or
holiday accommodation in downtown Paris for
international guests and companies.
It is a company registered on the Paris Official Trade
Books since 1994.
2 - BOOKING AND FORMATION OF
CONTRACT
2.1 Before making a booking, you must contact us to
obtain confirmation that your chosen property is
available for the date required. You must send us a
completed and signed Booking Request Form and payment
of a non refundable deposit of 25% of the
property rental.
A binding contract between the person who has signed
the Booking Request Form and France Appartements will
be made only when we issue a Booking Confirmation with
a reference number.
The person who has signed the Booking Request Form
is responsible for payment of the price of the
temporary rental and the compliance of himself and all
the members of the party with these general rental
conditions.
2.2 Bookings cannot be accepted from persons under 18
years of age at the time of booking. We reserve the
right to refuse a booking without giving any
reason.
3 - PAYMENT
3.1 The balance must be paid not later than the first
day of the rental or the first day of the extra
period. Failure to pay the balance on time will
constitute cancellation and cancellation charges will
become payable in accordance with paragraph 6 and the
tenant will have no right and no title to stay in the
property. If the tenant is already in the property, he
has to leave it at once.
We do accept major credit cards, bank wires and cash.
We do not accept cheque.
3.2 If you book an accommodation less than 7 nights
before the arrival, the full rental charge is payable
at the time of booking.
3.3 Receipt and banking of any deposit shall not
constitute acceptance of any booking. A binding
contract exists only when we issue a Booking
Confirmation with a number of file.
4 - RATES
4.1 The price given are in EUROS and the rent is
prorated per night according the length of the stay on
nightly (1 night) basis for stays up to 6 nights,
weekly (7 nights) basis for stays from minimum 7
nights or monthly (30 nights) basis for stay of
minimum 30 nights, unless otherwise stated.
All rates published by France Appartements can be
changed without notice.
4.2 Properties are let fully furnished and
equipped. The price for all properties includes
linen, welcome bathroom supplies, final cleaning
services. A
complimentary breakfast basket can be
provided. The
Internet web pages states
the additional facilities and services available at
any individual
apartments.
4.3 RATES
INCLUDE:
ALL TAXES
HOUSEKEEPING ONCE A WEEK (every 7 nights) AND
at the end of the stay
Automatic Check-in/out the apartment, except
for some units
24h/day telephone assistance number
Basic apartment insurance except for guest
luggage and values
4.5 RATES DO NOT INCLUDE:
Electricity and gas according meter
Telephone card units
Services on request such as: extra
housekeeping, breakfast, fax, mobile rental, VCR-DVD
rentals, laundry.
Insurance for guests' luggage, cash, valuables:

SECURITY TENANT
DEPOSIT: always requested. Amount according
length of the stay. See below for details.
4 bis - SECURITY
TENANT DEPOSIT
A security tenant deposit is required to cover the
cost of any damage or breakages and the cost of
telephone and others services. The security deposit
will be returned to you within two weeks of your
departure from the property less any costs. Delays may
be caused while we are waiting to receive bills from
providers. If you pay by credit card this amount will
refunded to your credit card. Extra delays can be
caused by credit card network.
5 - ALTERATIONS OR
CANCELLATION BY US
5.1 In the unlikely event that it is necessary to make
an alteration to or cancel the temporary accommodation
specified in the booking confirmation form we will
inform you as soon as possible and , if requested, we
will try to arrange alternative accommodation of
similar or higher type and standard and in a similar
location as that originally requested.
5.2 If the alternative temporary accommodation is not
acceptable, we will refund in full all monies paid and
shall be under no other liability than the amount paid
to get the booking confirmation (25% of the rent in
most of the cases).
6 - CANCELLATION BY YOU
6.1 Any cancellation by you (for whatever
reason) must be in writing. The effective date of
cancellation is the date on which written notification
is received by us in Paris (France Appartements 97

6.2 If you cancel at any time between the day after
you received the Booking Confirmation and the day
before the arrival day, you will lose your
booking deposit.
6.3 If you cancel or do not arrive at the first day
of the stay (no show), or if you vacate the property
before the end of the rental period, or if the
booking is cancelled by us due to non payment,
we shall be entitled to the full rental cost
from you.
For stays of more than two
months, special departure conditions may be applicable
upon particular prior booking condition.
6.4 To avoid cancellation fees, we recommend you to
book only when your travel dates are firm and to ask
your travel agent for a cancellation insurance.
7 - AMENDMENTS BY YOU
Upon receipt of your Booking Confirmation,
please check the details to make sure they are
correct. If the day after your booking has been
accepted you require us to amend it in any way, or to
re-invoice you, we reserve the right to charge an
amendment fee 100 EUR per Booking Request Form. We
reserve the right to treat a change of property and/or
rental dates as a cancellation of one accommodation
and the booking of another.
8 - INFORMATION AND
PICTURES
8.1 While we make every effort to ensure that
description and picture are accurately reproduced, we
cannot accept responsibility for errors contained
therein or the results thereof.
8.2
You must accept that minor differences between
the photograph/illustration/text used and the actual
property may arise. Concerning
element of comfort, decoration and furnishings, please
refer to the written description of the page. Some
details and equipment you can see on the pictures as
flowers, candles, bottles of wine, some pieces of
dishes or crockery... are not provided on our regular
arrangement.
8.3 To simplify
our offers we can have grouped together two or more
similar units under the same name and only one has
been
taken in picture. Few pieces of furniture and colours
of the fabrics may be different from each other but
the quality of the décor, the general lay out
and the list of amenities are, of course, the same for
all units.
8.4 France Appartements reserve the right to
make modifications to the property specification that
are considered necessary in the light of operating
requirements. In the interests of continued
improvement, France Appartements reserve the right to
alter furniture, fittings, amenities, facilities, or
any part of any activities, either advertised or
previously available, without prior notice.
8.5 If material changes occur after your booking has
been confirmed we will advise you if there is time
before departure.
9 - NUMBER OF PEOPLE USING
THE TEMPORARY ACCOMMODATION
Only those persons named on the booking form may use
the property without prior agreement. The number of
people staying at the property must not exceed the
number of sleeping places indicated in the booking
confirmation (number also including infants under two
years). In the event that the maximum number is
exceeded without prior agreement, France Appartements
reserves the right to refuse or revoke the contract at
its sole discretion.
10 - ACCESS - ARRIVAL AND
DEPARTURE TIME
Except for few apartments - and when the rental
contract is no entirely completed - there is no need
to come to our office the days when you
travel; Check-in and check-out are DIRECT AT THE
APARTMENT.
You will find the keys at your arrival in the
entrance hall. You will leave the keys inside the
apartment at your departure.
In case of any question when you check-in, or
check-out, just call our welcome team or our 24h
assistance phone service.
You must arrive between 2 p.m. and 7 p.m. on
the rental start date, and the accommodation must be
vacated by 12.00 p.m.(noon) on the last day of the
stay. If these times are difficult please advise us at
the time of booking. If you arrival is delayed you
must inform France Appartements so that suitable
arrangements can be made for entry to the temporary
accommodation. If you arrive after you may not be able
to occupy the property until next day.
France Appartements or his/her representative shall be
allowed access to the accommodation at any reasonable
time during any occupancy for the purposes of
inspection and maintenance.
11 - PETS
France Appartements understands how
wonderful it is to share an apartment in Paris with
your canine or feline companion. Pet lovers ourselves,
we yet realise that, especially in unfamiliar
settings, dogs will be dogs cats will be cats, despite
an historical track record of exemplary behaviour.
So, Pets are allowed but only with a prior written
permission of us. You may be asked for additional
cleaning service and security
deposit.
12 - YOUR
RESPONSIBILITIES
You must keep the temporary accommodation
and all furniture, fittings, effects, facilities and
equipment in the same state of repair and condition as
at the commencement of the stay, and leave the
accommodation in the same state of cleanliness and
general order in which it was found. You are
responsible for all damage or loss which occurs to the
property or its contents during your occupation, and
will be responsible for paying appropriate
compensation to us as representative for the Property
Owner in the event of damage.
13 - COMPLAINTS
In the unlikely event that you are
disappointed with the temporary accommodation, you
must contact at once France Appartements. We will try
to solve the problem.
If after that you still feel that the problem has not
been resolved to your reasonable satisfaction you
should within 7 days of returning from Paris, put tour
comments in writing first to us and then to the
Tourist Board of Paris - 11 rue Scribe 75009 Paris
FRANCE - (as we are a Member of this society, we will
accept the entremise).
If you vacate the property before the end of the
rental period without our authorisation you shall lose
any rights to compensation.
14 - LIABILITY OF US AND
PROPERTY OWNER
14.1 Neither we (as representative for the
Property Owner) nor the Property Owner shall be
responsible for the death of or personal injury of you
or any person named on the Booking Form or other
person at the property unless this results from the
proven negligence of owner, ourselves, or our
employees.
14.2 We shall not be liable for any loss, breach or
delay due to any cause beyond our reasonable control
including though not limited to act of God, explosion,
flood, tempest, fire or accident, war or threat of
war, civil disturbance, acts, restrictions,
regulations, by-laws, or measures of any kind on the
part of any governmental or local authority, strikes,
lockouts, or other industrial actions or disputes or
adverse weather conditions. In any such case we shall
be entitled to treat the contract as discharged.
14.3 In the event of such discharge our liability
shall be limited to the return of sums paid to us in
respect of the unused portion of the rent calculated
on a pro rata night basis less an administrative
charge of 328 FF. or 50 EUROS to cover our reasonable
expenses.
14.4 We cannot be held responsible for breakdown of
mechanical equipment of the accommodation or common to
the building, such as pumps, boilers, lift, electric
doors, heater systems, TV antenna etc., nor for
failure of public utilities such as water, gas and
electricity, TV cable.
14.5 Neither we nor the Property Owner is responsible
for noise or disturbance originating beyond the
boundaries of the temporary accommodation or which is
beyond our control.
15 - CLEANING &
LINEN
The property will be clean throughout at the beginning
of the rental period and you must leave it clean
throughout at the end of the period. A regular maid
service is included every seven nights unless other
arrangement.
Linen is included in all our properties,
but is advisable to take baby linen. Linen is changed
once per week with maid service, unless other
arrangement. If you require more frequent changes
there will be extra charges.
16 - BEHAVIOUR
The person signing the contract is responsible for the
correct and decent behaviour of his/her party. Should
you and your party not behave in such a manner, France
Appartements may at its absolute discretion ask you
and your party to vacate the property without a refund
of the rent.
17 - STAFF
The services of some staff are included at most of the
properties. For a better service it is advisable to
complete our reservation form for additional services
in at the time you make your booking. Additional maids
are usually available at all properties at an extra
charge although such services cannot be guaranteed.
Please give us as much notice as possible and we shall
try to assist.
We accept no responsibility for additional staff or
services not paid to France Appartements. Any other
arrangements you make with staff or any other person
or company providing services whilst you are staying
at the property are between you and the staff or the
company and we accept no responsibility for these
services provided and the terms on which they are
provided.

Photographs taken at our properties cannot be used
or sold for profit without authorisation from France
Appartements.
19 - SOCIAL, BUSINESS, TRADE
EVENTS AND OTHER FUNCTIONS
It is the policy of ourselves, and the
Property Owners we represent, to allow only
residential use and not to allow social, business,
trade events and other functions (exhibitions, trade
desks, weddings, receptions, large cocktail parties)
on the property without prior agreement at the
discretion of ourselves.
If permission is granted an additional fee may be
charged.
20 - SECURITY AND
VALUABLES
Any valuables left at the property are left
at your own risk. Neither France Appartements nor the
Property Owner nor our agents are responsible for
their loss.
All our properties are very downtown and as with all
properties in prime locations, there may be a risk of
burglary. Entrance door must be always locked with
key(s) when you are outside as well as inside the
accommodation. Where provided, safes must used and
proper care taken against theft and burglary. We
accept no responsibility for any loss, damage or
consequential losses due to theft or any other
security related incident howsoever caused.
21 -INSURANCE
The property itself
and its furniture is covered by insurance in case of
fire, water leak, burglary or window glass
breakages.
Your belongings are not covered by the property
insurance.
We strongly recommend you
to cover yourself, every member of your party, your
luggage and your party's luggage, cash, jewels,
valuables, etc. by a comprehensive travel
insurance.
Please contact your insurance agent or your travel
agent before leaving your permanent home.
22 - LAW
All contractual obligations arising out of these
booking rental conditions shall be deemed to come into
existence in Paris, FRANCE, and be subject to French
law and the exclusive jurisdiction of the Parisian
courts.
